It is a romance (I think it is)
male protagonist is a writer, alone in the world, recently out of college, broke.
At the recommendation of one of his female profs, he gets a chance to write the story/history of this family run home for girls. He meets one of the daughters of the family before going to the site and falls for her.
Issue, family has a few traditions
female led relationships,
family runs and volunteers at the Home
No one presenting as a male is allowed into the home, so he, like the other husbands of the family, cross dress as part of their participation.
Mom-the-Matriarch sees developing relationship between author and daughter and presents family's traditional marriage contract - heavily female led (female dominant) relations, including family BDSM Playtime with the girls topping the guys. Has to take the wife's family name as part of the marriage agreement.
Author balks due to monogamous tendencies and previous self promises about keeping his family name as it is all he has left of his family (I think this is the balk)
Mom backs down and renegotiates certain pertinent issues, and lets him think on it and gives a deadline. He misses it cause his clunker breaks down en route and has to run up the hill to the family estate just as daughter is about to give in.
I think he ends up serving as the House Mother or School Mistress for the home along with his wife.
Called Something House, I think.
Believe I read it here but I can't find it. Highly annoyed that my search skills have drawn a blank. Perhaps it is someplace else, or has moved to Kindle etc?

Another thing I've remember is the protagonist becoming close to one of the younger girl residents of the home and them reuniting on a swing or bench overlooking the estate.

I read this story once and completely forgot about it until seeing this post.
If I remember correctly, the writer drove to the house, which is fairly isolated, and talked with the mother/matriarch about writing the family history. They talked on the porch maybe, or through the door, but she wouldn't let him into the house because of the rules. I think she was intrigued by the idea of the family history being recorded, because she gave permission for a daughter to go outside to talk with the guy.
I seem to remember that she had a favorite place where she liked to go. I think they got in his car and she directed him to a ridge or hill a short distance away. They stopped at a place where they could sit and regard the scenery, which was nice looking.
Their view looked down on the house. (I think they could see women, but not men, outside tending the gardens outside the house.)
The daughter gave the family history to the guy and the rules a man would need to follow to be in the house. I think the guy may have had to drive to the house, pick up the daughter, and drive to the ridge several times over the course of days to get the whole story. In the mean time, I think he began to fall in love with the daughter and eventually capitulated to the idea of him presenting as a woman in house and participating in the femdom/bdsm activities.
I don't remember the ending at all. Your memory of a reunion while sitting on a bench or swing overlooking the estate jibes with my memory of the beginning.
I'm pretty sure I read this on BCTS. I spent a couple hours searching but found nada. Rats.
